ALTA/NSPS Land Title Surveys

Biscon Aero is one of the leading providers of ALTA/NSPS land title surveys in Pennsylvania.

Whether single or multiple site portfolios, Biscon Aero is an industry expert in delivering professional ALTA/NSPS surveys on time and under budget. Since 1984, Biscon has provided hundreds of Land Title Surveys for commercial real estate clients throughout Pennsylvania.

An ALTA survey is a combination boundary survey, title survey and includes a minimum standard of information. The level of detail contained on the survey plan can include, beyond the minimum standard, site information such as topography, utilities, building locations and dimensions, FEMA flood hazard information, zoning information and much more, depending on the client’s needs.

The content and standards of all ALTA surveys are bound by the “2016 MINIMUM STANDARD DETAIL REQUIREMENTS FOR ALTA/NSPS LAND TITLE SURVEYS” as adopted by the American Land Title Association and the National Society of Professional Surveyors.

UAV LiDAR Mapping

Our survey grade UAV platform provides highly detailed digital elevation models using LiDAR point cloud data while capturing high resolution photography. Traditional land surveying support for our 3D planimetric and topographic product is compiled using the latest generation surveying robotic and GPS equipment.

Legal Description Preparation

Legal descriptions should always be prepared by a licensed surveyor, who is trained and authorized to locate and determine the legal description of any property.

To avoid title problems only a licensed surveyor should prepare the property descriptions to avoid inaccuracies. Working with attorneys and title companies, along with our research, helps assure that the preparation of the legal descriptions done in a concise and professional manner.

Traffic Planning Surveys

Traffic planning surveys and route surveys are the essential base upon which all traffic planning decisions are made.

The solution that we are focused on is not the collection of volumetric data needed to effectively design future routes, intersections, traffic control and other aspects of the design and decision making process, but the collection and presentation of geospatial data. With the use of uas LiDAR mapping, conventional on the ground data collection, we providing planners with the tools they need for the traffic engineering process.

Traffic planning surveys most often involve urban traffic areas and at times, mapping for the design of new highway routes. It is our responsibility when conducting a traffic planning geospatial survey to also include property line surveys, utility surveys, surveys of existing easements and surveys of existing street right-of way lines.

Biscon Aero uses 3D laser scanning and 3D modeling in conjunction traditional data collection methods in high traffic urban areas to collect a far greater amount of data than was previously the industry standard.

Site Construction Layout

Biscon Aero provides critical solutions to the construction industry. From site layout to foundation and steel erection, the first professional on a construction site is the surveyor and the last professional is the surveyor tasked to provide the as-built conditions survey and plan preparation.

Starting at conception to completion of a project, we provide services that enable the construction contractors to accurately place utilities, storm sewer systems, sanitary sewer facilities, roadways and buildings. Our staff uses not only the latest in robotic surveying equipment and GPS technology but pools the vast experience of our decades of staff experience.

We pride ourselves in our staff’s ability to read and understand plans that are available on site and may have had a breakdown in the electronic format. We will not send a surveyor into the field who cannot dialogue with the site planners, engineers, architects and the inspectors on the project.

As-built Survey Mapping

As-built surveys are a critical component of many markets.

Our as-built deliverables are created for the professional in any format that meets the client needs. All of our professional design clients have a need for a product to be delivered to them using their layers and line types, text styles, legends and any other format style requirements. The product provided is not limited to a cad deliverable. Finished mapping products are also developed in plain paper pdf drawing that is produced at the level of quality expected from autocad professionals.

Mining and Quarrying Volume Surveys and Reports

Volume calculations are critical to the quarrying, land fill and excavation sectors. The mapping and reporting of open cut mines, quarries and landfills are usually required once every month.

By utilizing the latest generation of information gathering equipment Biscon can create a surface model by which volumes and material placing activities can be mapped and tracked on any site.

The MEP (Mechanical, Electrical, and Plumbing) scanning and 3D modeling of mechanical rooms and corridors is the most accurate tool for design of new utility locations or recording of as-built data.

Bolt Pattern and Plate Surveys

As-built surveys of anchor bolt placement are typically required for the proper placement of plates prior to steel erection. By using these surveys, corrections can be made in the alignment and vertical placement of columns. The survey is generally supplied to the construction company and the fabricator in two forms.

The simplest is in the form of a pdf drawing of each pattern. The survey will most often be delivered in a cad file format for better use in the now predominantly cad oriented production design realm.

Steel Erection Stake-out

Working with Architectural plans and Construction Contracting firms, Biscon Aero has staff personnel that set control, the critical foundation, for the placement of pre-engineered steel frame building construction.

We specialize in the layout of complex column lines, footers and bolt patterns. Our long history working in this industry mandates that we are the bridge between the Architect, the Fabricator, and the Construction Professional.

In addition to the traditional stake-out we provide BIM (Building Information Modeling) 3D Modeling that provides insight and tools to more efficiently plan, design, construct, and manage building and infrastructure.

Control Surveys

Control surveys establish a common, consistent network of physical monuments that are the basis for the horizontal and vertical location of existing and proposed infrastructure.

Supplemental control surveys are a densification of the outlying control network. Control surveys form the base platform for existing preconstruction mapping, planning, engineering, construction and post construction as-built surveying and mapping.

All control surveys are performed in compliance with published standard specifications.

Utility Route Surveys

Route surveys are an essential step in the pre-construction process for pipelines, roadways, transmission lines and other utility routes.

Biscon Aero has years of experience in all markets segments. As surveyors’ we must be well versed in diagnosing and understanding approved route plans and surveys for projects in the planning stages. It is our responsibility when conducting a route survey to verify that property lines, easement lines and physical features do not have an impact on the route that was not previously discovered. It is part of our duty to do the research that is necessary to make informed decisions while conducting the survey.

National Flood Insurance Program

The need for Elevation Certificates and Letters of Map Amendments (LOMA) are increasingly more important to home owners and commercial real estate investors due to the rising cost of flood insurance rates. Over the next few years, rates are on schedule to rise at alarming rates.

The National Flood Insurance Program (NFIP), established 1968 in response to increasing federal government spending for disaster relief, is intended to mitigate public financing of federal government disaster relief payments. Standard real estate insurance does not cover flooding and therefore offers no protection from flooding due to natural disasters. The NFIP mandates that federally regulated or insured lenders require flood insurance on properties in high risk flood areas. This mandate has a devastating effect on the ability to refinance or sell a property.

The NFIP is now insolvent due to the storm events of the last 15 years. Most property owners who were receiving subsidies when the law was enacted will see their subsidies reduced and their premiums rise over the next three years.

GPS Survey Services

Biscon Aero is continually investing our time and other resources in remaining at the forefront of GPS technology.

GPS surveys are the preferred method of controlling projects that require a standard that is compatible with GPS driven equipment on a construction project. GPS surveys, in general, are far more accurate than conventional surveys depending on the methodology used to obtain the desired information. Sub-centimeter accuracy is possible relative to the client’s specifications.*

Boundary surveys have been an integral part of the surveying industry for hundreds of years. Why and when you need a survey becomes obvious when progressing into a project and the realization becomes evident that the project limits are one of the first steps in defining project.

Sub-surface Utility Surveys

Our goal at Biscon Aero is to provide Engineers, Architects, Contractors and private property owners with utility location and mapping services to help our clients to avoid unforeseen subsurface hazards when designing or excavating.

We help professionals make the right design decisions throughout the project, in the office and in the field during construction. Biscon Aero uses the most advanced electromagnetic line locating and ground penetrating radar equipment available to us from Vivax-Metrotech.

Our utility locating and mapping services follows CI/ASCE 38-02 Standard Guidelines for the Collection and Depiction of Existing Subsurface Utility Data. Biscon Aero also offers storm sewer pipe and structure location and inspection to assess the structural integrity with the use of a high definition, record capable, self-leveling Vivax-Metrotech camera, so that our reports have the capabilities to includes a photos and video products.
